E&C Properties has a beautifully professionally landscaped parcel for sale. It's a 1/4th of a homestead so the land size is pretty large. Comes with 937 prims. All of the landscaping can be returned if you don't like it or just return whatever. The land is for sale and is 0L to buy the land, but I've set the land for sale which includes the 1st week tier.

Only 3 other residents on the entire sim so it's virtually no lag. Beautiful views of the ocean. I promise you it looks 100% better than in the picture.
