why is my deed button grayed out?

Usually this means one of 2 things:

1) The land parcel is only SET to the group you are in and not itself deeded

FIX: Make sure that the land owner completes the Deed to Group steps for the land

~ or ~

2) Your role and permissions are not known in the region / parcel at this time. This can be because of a) above or because the Apply/Refresh buttons have not been pressed ~ or ! b) because your session is lagging behind in your new permissions.

Try reclogging in-place to get a refreshed land/parcel roles permissions list.

If the problem continues I'm thinking that 1) above is the issue.

In addition to KarenMichelle's great answer, I believe that if the item is No Modify it could also give you this problem.  In this case, contact the seller.
