Sim wanted for estate expansion

I'm looking to expand an existing single region estate by adding one full sim.

I'm willing to negotiate price and transfer fee arrangements within a maximum budget of approximately $350 USD.  Also willing to consider pre-paid tier as a factor in negotiations.

The sim will be renamed, moved and terraformed, so please do not contact me if you have existing tennants that would be disrupted by this estate expansion.  I am not looking to take over and preserve any existing commercial or residential private islands.
