Wanted: 1024 - 2048 m² parcel on tropical island for photostudio and home

Hi :-)

I'm searching for a 1024 - 2048 m² parcel (can be larger on homesteads) on a tropical or beach themed sim where I can settle down for longer time. I would like to set up my photo studio "AVATARS photography" there, which I actually have here: http://maps.secondlife.com/secondlife/Prince%20Island/134/112/2501 and maybe a small nice home.

So any residential with light commerical sim should be fine. Depending on the setting I'd like to place the studio on ground if there is any commerical around. Else I would have a house on ground and set up the studio in a skybox. A waterfront parcel would be nice. Important for me is a nice sourrounding,well designed and fast loading sim, no eyesores pls. Minimum of prims needed is 237, rental due weekly. Budget limit is 1000 L$ wk. Please IM me inworld or post here.
