Seeking Season Changing homestead land

I'm looking for something a little specific so a pointform list might be best.  What I'm seeking is:

• 1/4 to 1/2 a homestead sim
• Supports changing seasons, ie the ground textures on the sim are changed to suit 4 seasons
• is NOT tropical
• Has a country  or New England  theme ( ie no big modern block buildings etc ) with restrictions against eyesores, and builds that don't fit the theme
• Allows some terraforming ( I want to be able to add a river or pond and do fine tuning without needing to involve the estate managers )

The ideal place would also be part of a collection of similarly themed sims, rather than stand alone, though I am open to the standalone options as well.
