Rez/derez based on user proximity or by touch;standing on floor near room?

Trying to save on prims so I am looking to find a way/something that can rez/derez objects only when players are in proximity; if a player comes within so many meters an invisible prim/object rezzes everything in the room, and then once the player leaves the area, the objects in said room(s) de-rez.

By touch would work also; I could just set the floor of the room and outside door to rez room objects as you are standing on it, and then derez once you step off of it (likely after 10 seconds or so as to not derez stuff when you jump/fly accidentily.

This would enable me to better decorate the zombie/monster combat sim i am currently working in, as a couple of the buildings look much better when they have appropriate furniture and other knicknacks that even trying to work with objects at just a prim or more tends to still add up with what im looking to have.

I thought this would be a more common thing but i am having a hard time finding a script setup for promity or touch based rez and derezing of multiple objects for rooms.
